Access

Access for all huts is via a key code box, you will receive an email at 10:00am the day before your booking with the key code - don't forget to check your junk folder. Please remember a tea towel, we are also trying to reduce waste so would advise you bring a dish cloth for wiping down surfaces. Kitchen towel is however provided.

Key code boxes are located up the steps on the right hand side of the huts except Salty Dog, the box is underneath the steps.

Arrival time is from 0930. There is no departure time but the car park gets locked each night so please check the times when you arrive. They change seasonally.

We check all huts daily however If you have a hut booked for more than one day it will not be checked in between.

Water containers are provided and taps for water are located in the car park, at hut number 41 and at hut number 138 - You will need to bring water, for drinking and washing up if your hut is booked from October 1st to April 30th.

Finding the Huts & Parking

Beach address: Beach Road, Wells, Wells-Next-The-Sea NR23 1DR.

Please note beach huts with numbers 1-37 are strictly no dogs, numbers 38-205 are dog friendly.

Having a beach hut booked does not guarantee you a parking space. There is a pay and display car park on beach road, but it fills up very quickly in the summer months, usually by 09:30/10:00 it is full and you will be re-directed to the overspill carpark in Freeman Street, you can then either walk which takes about 40 minutes or take the steam train, there are also other additional car parks in Wells town and it is approx 1 mile from here to the beach. The car park on beach road often doesn't allow vehicles larger than 2m high, it is best to call Pinewoods directly ahead to check. 

From the Car Park on Beach Road - 

Staircase 1:

Opposite the red bins at the far end of the car park is the first set of steps, this takes you straight onto the beach. For huts numbered 1-60 we would recommend these steps.

Staircase 2:

Head through the pinewoods, walk to the end of the car park, go past the pond on your left walking parallel to the beach to the second set of steps, this will take you out onto the beach at hut number 90. Turn left if your hut number is greater than this.

Staircase 3:

The last set of steps, adjacent to the toilet block (note: drinking water tap is just at the bottom of these steps) This takes you out at hut 138 so either head left or right depending on hut number you have booked. From these steps you can also continue through the pinewoods to the end of the row of huts, this is the easiest route to get to hut number 189 and 205.

From the Town Centre - Approximately a 45 Minute Walk​

There are multiple car parks in Wells and if you fancy walking to the beach you can walk on the footpath starting from the Quay. It is just under a mile. There is also the Wells harbour train that runs from wells town into the pinewoods holiday park.

Please note when the car park at the beach is full you will be re-directed to the overspill car park on freeman street which means you will have to walk from the Quay.

Beach Facilities

There is no electricity, fridges or running water at the huts, there is a water container provided and water taps can be found in the car park, by the lifeguard hut by beach hut 41 and near beach hut 138. There are public toilets at the car park along with The Beach Café and in an ice cream van in the summer.

Booking Terms

  • Please leave the hut as you found it. This includes washing up any used utensils, crockery etc we provide all cleaning products for this purpose. There is a broom and dustpan and brush for sweeping out the hut before leaving. All rubbish must be taken with you. We really appreciate your cooperation.
  • Overnight stays are not permitted in the beach hut
  • No fires, BBQ’s, use of candles and smoking is strictly prohibited within and surrounding the huts.

Cancellation & Re-scheduling Policy

We require at least two weeks notice for cancellation. If cancelled more than 14 days before your booking £10 will be deducted to cover administration costs and the balance will be refunded from the original fee. If you cancel less than 14 days before your booking the full value of your booking is non-refundable. We can transfer your booking to another date or a different hut up to 2 weeks before after this time we are unable to move your booking. If the date you choose to move your hut to is cheaper we cannot offer refunds on your paid price.

We do not offer bad weather refunds for un-used hut days. ​

If you wish to cancel please email us at thehappyhut128@gmail.com with your full name, booking date and hut you have booked.

Please note we reserve the right to change your booked hut at short notice, or cancel with little warning if the hut you have booked is not useable/ accessible due to works happening next door, maintenance issues and or any other unforeseen circumstance.

COVID-19

We are monitoring government guidelines constantly, if you are forced to isolate due to contracting the virus or being exposed to it then please get in touch, if we can re-sell your date we will issue you a refund minus the £10 administration fee.

If we enter a future lockdown and your booking is therefore affected we will cancel and refund, please note there is a £5 fee to cover administration time.
